    Buying a home? An electrical inspection can give you a better understanding of the condition of the property’s electrical system before you move in, including potential problems or upgrades that may need to be budgeted for.

  • General home electrical safety inspections

    A broader assessment of the home’s electrical installation to identify visible defects, ageing equipment and other electrical safety concerns. Particularly useful for older homes or properties where the electrical history isn’t well known.

  • Electrical fault finding

    There’s no annual 9V battery change, although the entire alarm still needs replacing at the end of its specified lifespan.

What’s involved in an electrical safety inspections?

Pre-sale electrical inspections are a legal requirement for property sellers, private landlords, and property managers. These inspections must be completed by a licensed electrical contractor with the necessary experience and certifications to thoroughly inspect residential properties.

At Limelight Electrix, we perform these inspections throughout Perth in accordance with WA’s RCD laws, which mandate that properties must have at least two RCD safety switches fitted to the switchboard.

  • Talk about your home and any concerns

    We start by getting a little background on the property, including its age, any previous electrical work you know about and problems you’ve noticed such as flickering lights, tripping circuits, warm power points or unusual electrical behaviour.

  • Inspect the switchboard

    The switchboard tells us a lot about an electrical installation. We assess its general condition, circuit protection, safety switches, labelling and visible signs of ageing, damage, overheating or previous alterations that may warrant further attention.

  • Check RCD & safety switch protection

    We identify the RCD protection installed and carry out appropriate testing to check its operation. If protection is missing, outdated or a device doesn’t perform as expected, we can explain what needs attention.

  • Inspect power points and switches

    We check accessible power points, switches and other electrical accessories for signs of damage, deterioration, looseness, overheating or other concerns. We can also take a closer look at anything you’ve specifically noticed behaving strangely.

  • Check lighting and electrical fittings

    Accessible lighting and other electrical fittings can be inspected for visible damage, deterioration and installation issues. This can be particularly worthwhile in older properties or homes that have undergone multiple renovations.

  • Inspect smoke alarms

    Where included in the inspection, we can check the existing smoke alarms, including their age, type, positioning and operation, and identify alarms that may need replacing or upgrading.

  • Assess accessible wiring and circuits

    Much of a home’s wiring is concealed, so an electrical inspection doesn’t involve opening every wall. However, accessible wiring and electrical components can be assessed, with further investigation recommended if testing or visible signs indicate a potential problem.

  • Carry out electrical testing

    Visual inspection only tells part of the story. Appropriate electrical testing can be carried out to assess aspects of the installation that can’t be determined simply by looking at them.

  • Report on what we’ve found
